Kemah prices are holding up even with fewer sales
You own in Kemah. Fewer homes closed this spring and summer. You might wonder if that hurt your value. The short answer is no.
The Real Estate Data Aggregator counted 39 homes sold in ZIP 77565 in the three months ending July 31, 2026. That is down 18.8% from the same months in 2025. Fewer sales. Yet the median sale price rose 3.9% to $333,977. Price held.
For context, the Federal Housing Finance Agency reported U.S. house prices rose 2.1% year over year through the second quarter of 2026. Kemah's 3.9% gain ran ahead of that national pace.
What held the price up
Supply fell too. The Real Estate Data Aggregator counted 73 homes for sale in ZIP 77565 during those three months. That is down 6.4% from a year before. Fewer buyers and fewer sellers moved together. That balance kept the price from slipping.
Sellers got 97.9% of their list price on average, the Real Estate Data Aggregator shows. That number did not move from a year ago. Sellers are not giving ground to close a deal.
One sign that demand is coming back
Pending sales tell you where the market is headed, not where it has been. The Real Estate Data Aggregator counted 48 pending sales in ZIP 77565 for those three months. That is up 20% from the same period in 2025. More buyers are signing contracts now.
That said, homes are taking longer to attract an offer than they used to. The Real Estate Data Aggregator shows 22.9% of homes went under contract within two weeks of listing. That share is down 4.6 points from a year before. Pricing right from day one still matters.
One headwind worth knowing
CNBC reported the average 30-year fixed mortgage rate at 7.45% on September 24, 2026. That is the cost a buyer is working with right now. Higher rates slow decisions. They do not erase them, but they slow them.
New listings in ZIP 77565 rose 6.7% from a year before, the Real Estate Data Aggregator shows. Sixty-four new listings came to market in those three months. More competition for sellers is coming. Condition and price still decide who closes first.
