Galveston Hot Buys is moving more homes with fewer listings

You may have seen the national headlines. CNBC reported on September 16, 2026, that mortgage demand from homebuyers dropped 19% from a year ago. That is a real number. It is just not a Galveston number.

The Real Estate Data Aggregator counted 364 homes sold across Galveston Hot Buys in the three months ending July 31, 2026. That is up 13.4% from the same months of 2025. Sales went up here while demand fell nationally. Those two things can both be true at once.

Pending sales tell the same story. The Real Estate Data Aggregator counted 408 pending sales in the three months ending July 31, 2026, up 18.3% from a year before. Homes are going under contract at a faster pace than last year.

Fewer homes are for sale. The Real Estate Data Aggregator counted 1,140 homes for sale across all three ZIP codes, down 12.5% from a year ago. More sales, fewer choices. That is the short version.

Each ZIP code tells its own story

ZIP 77554: most sales, but prices pulled back

The Real Estate Data Aggregator counted 159 homes sold in ZIP 77554, up 11.2% from a year ago. That is the most sales of any ZIP code here. The median sale price was $555,000, down 14.5% from the same months of 2025. Prices dipped, and more homes sold. Both things happened at once.

Homes for sale in 77554 fell 15.5% to 552. Months of supply dropped 3.4 months to 10.6. That is still a buyer's market by most measures, but the direction changed. The Real Estate Data Aggregator also found that 11.9% of homes went under contract within two weeks of listing, up 7.7 points from a year ago.

ZIP 77551: the biggest sales jump

ZIP 77551 had the sharpest sales increase. The Real Estate Data Aggregator counted 91 homes sold, up 30% from a year ago. The median sale price rose 12.3% to $294,800. More sales and a higher price. That combination stood out.

Pending sales in 77551 were up 27% to 94. Homes for sale fell 9% to 243. Months of supply dropped 3.5 months to 8.2, the lowest of the three ZIP codes. Homes here sold in a median of 76 days, 4 days faster than a year ago.

ZIP 77550: sales up, but homes are taking longer

The Real Estate Data Aggregator counted 114 homes sold in ZIP 77550, up 5.6% from a year ago. That is the smallest sales gain of the three ZIP codes. The median sale price was $333,750, down 1.8% from 2025. A small dip, not a large one.

Homes in 77550 took a median of 83 days to sell. That is 17 days longer than a year ago. Every other ZIP code got faster. This one slowed down. Pending sales were still up 25.2% to 129, so buyers are active. They are just taking more time.

One bright spot: 15.5% of homes in 77550 went under contract within two weeks of listing, up 2.9 points from 2025. That is the highest two-week rate of any ZIP code here.

What the national picture adds

The Federal Housing Finance Agency reported that U.S. house prices rose 2.1% year over year between the second quarter of 2025 and the second quarter of 2026. Quarter over quarter, prices rose 0.3% from the first quarter to the second quarter of 2026. Slow, steady national growth.

Realtor.com reported that national median list prices fell 1.3% year over year in August 2026. Nearly 1 in 5 listings, 20.4%, saw a price cut that month. Nationally, pending sales turned slightly negative at 0.2% year over year. Galveston Hot Buys ran in the opposite direction on all three of those measures.
