I don't dress that up. It's a real drop, in the same market, over the same summer stretch, a year apart, and it's statistically meaningful, not noise.
Here's what didn't happen alongside it. Homes still sold. Friendswood saw 238 homes sold this period. The median home sat on the market 52.5 days before going under contract.
Sellers still got what they asked. The median sale-to-list ratio in Friendswood held at 100% this period, flat compared with a year earlier.
So this isn't a market that stopped working. It's a market that reset its price without losing its pulse.
