Career after career, deal after deal. I've watched days-on-market swing both ways. This one is real.

Some numbers held steady. The median sale-to-list percentage sat at 100% this period, same as a year ago. No shift there, no story there.

The median sold price this period was $406,250.

The price move itself did not clear the bar for statistical significance. So I'm not calling it. I'm not going to hand you a number I can't stand behind.

Homes with air conditioning sold in a median of 47 days. Homes without took a median of 89.5 days. That gap is real, and it's the kind of detail worth knowing before you list or before you write an offer.

Homes with a pool sold for a median of $510,000. Homes without sold for a median of $389,900. Two different markets, really, depending on what's in the backyard.

Thirty-day absorption sat at 0.27. That's a market clearing at a real pace, not a stalled one.

407 homes sold this period. A year ago it was 411. Basically flat.

What matters is the speed. Faster to sale than a year ago. That changes what a Saturday of showings feels like, and it changes how a seller should think about the first two weeks on market.

Watch the days-on-market number next period. If it holds near 56, this is the new normal. If it drifts back toward the 60s, this window was the outlier.
