Tuscan Lakes Prices Rose $35,000 from Spring to Summer
Back in spring, Tuscan Lakes was already a seller's market. From April through July 2026, 18 homes sold. The typical sold price was $392,500. Sellers got 98.7% of what they last asked. That is a strong market by any measure.
Then summer arrived. And something shifted.
By summer, the typical seller was getting every dollar they asked.
From July through September 2026, another 18 homes sold. The typical price climbed to $427,500. That is $35,000 more than the spring. And the typical seller got 100% of their last asking price, up from 98.7% in the spring.
The move from 98.7% to 100% means the typical summer seller gave up nothing. Not a dollar. That does not happen in a soft market.
Across all 36 homes that sold in this file, the typical price was $392,500 and the typical seller got 99.3% of their last asking price. Seven homes came off the market without a sale. That is a small number, but it is worth knowing which homes they were, because the data shows a pattern.
Four-bedroom homes gave up the most, and that is the mistake worth knowing.
Here is the number that surprised me. The typical four-bedroom home sold at 100% of asking, the best of any group. But 6 of the 7 homes that came off the market without a sale were also four-bedroom homes. Three-bedroom homes had only 1 come off without a sale.
That split tells a clear story. When a four-bedroom home was priced right, the typical seller got every dollar asked. When it was not, the home came off the market without a sale. There was almost no middle ground. A four-bedroom seller in Tuscan Lakes right now does not get the benefit of the doubt on price.
The three-bedroom picture is quieter. Sixteen sold, one came off without a sale, and the typical price was $356,000 at 97.5% of asking. A small gap, but still a gap. The typical three-bedroom buyer pushed back a little, and sometimes got a small concession.
Think about what that gap means for a seller choosing between a three-bedroom and four-bedroom price. The four-bedroom typical price was $510,000 against $356,000 for three bedrooms. That is a $154,000 difference in the typical outcome. But the four-bedroom path also saw 6 homes come off the market with no sale, against 1 for three bedrooms. Getting that price right is not a small decision.

One more thing the numbers show: homes built in the 2010s made up 26 of the 36 sales. Their typical price was $380,750 and the typical seller got 98.7% of asking. This market runs on newer construction.
Homes between 1,500 and 2,500 square feet made up 20 of the 36 sales. Their typical price was $366,500 and the typical seller got 98.4% of asking, with only 2 coming off the market without a sale. That size range found buyers readily. If your home falls there, the data says it fits squarely in what League City buyers are looking for.
- Prices moved up. The typical sold price rose $35,000 from spring to summer, landing at $427,500 in the second half of the file.
- Summer sellers got every dollar. The typical share of asking price hit 100% from July through September, up from 98.7% in the spring.
- Four-bedroom pricing is all or nothing. The typical four-bedroom home sold at full price, but six of the seven homes that never sold were also four-bedroom homes.
What this means if you are buying or selling in Tuscan Lakes right now
If you are selling, the overall market still favors you. There are only 13 homes for sale right now, and at the current pace of 7.3 sales per month, that is 1.8 months of supply. For context, the national figure sits at 4.9 months according to the National Association of Realtors. League City is far tighter than the country as a whole. But tight supply does not protect a home that is priced wrong, especially if it has four bedrooms. Price it right from day one.
If you are buying, the data from June, July and August tells you something important. Twelve new listings came on in August, sixteen in July, thirteen in June. New contracts in each of those months: zero. The 30-year fixed rate averaged 7.03% as of September 24, 2026, up from 6.30% a year ago, according to Freddie Mac's weekly rate survey. That rate is real and it is shaping what buyers can afford. If you find a home priced at the edge of what the market will bear, the data says you have room to ask a question.
