One part of Galveston Hot Buys is gaining price while others soften
You may have seen the national headline. The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. That number is real. It just does not describe your street.
In the three months ending July 31, 2026, the Real Estate Data Aggregator counted three ZIP codes inside Galveston Hot Buys. One gained price. Two slipped. Same market. Three different stories.

77551: the one ZIP gaining ground
The Real Estate Data Aggregator put the median sale price in 77551 at $294,800. That is up 12.3% from the same three months in 2025. Sales volume rose too. The aggregator counted 91 homes sold, up 30% from a year before.
Inventory fell. The aggregator counted 243 homes for sale, down 9% year over year. Supply dropped to 8.2 months, down 3.5 months from last year. Homes are not flying off the shelf, but the trend is moving in a clear direction.
77554: the steepest slide
The Real Estate Data Aggregator recorded a median sale price of $555,000 in 77554. That is down 14.5% from a year earlier. That is a real drop. Not a rounding error.
Still, some signs point the other way. The aggregator counted 159 homes sold, up 11.2%. Pending sales rose 10.1% to 185. Homes went under contract within two weeks at a rate of 11.9%, up 7.7 points from last year. Buyers are showing up. They are just paying less.
77550: a small dip, but slower to sell
The Real Estate Data Aggregator put the median sale price in 77550 at $333,750, down 1.8% from a year ago. A small slip. But days on market rose 17 days longer than last year, to 83 days. That is the detail that matters to a seller setting a price.
Pending sales climbed 25.2% to 129. Nearly 16 in 100 homes went under contract within two weeks, up 2.9 points. So buyers are active. Homes are just taking longer to find their buyer.
The whole market, together
Across all three ZIPs, the Real Estate Data Aggregator counted 364 homes sold in the three months ending July 31, 2026. That is up 13.4% from the same period in 2025. Pending sales across the market rose 18.3% to 408. Total inventory fell 12.5% to 1,140 homes for sale.
More sales. Fewer homes available. Those two facts together show a market with real demand. The price picture is just uneven across the three ZIPs.
Rates are a real factor right now
Realtor.com reported that mortgage rates surged above 7% for the first time since January 2025. CNBC reported the average contract rate for a 30-year fixed mortgage at 7.30%. That is not a small number for a buyer running the math on a $555,000 home versus a $294,800 one.
Realtor.com also reported that price cuts hit 20.8% of listings nationally in September 2026, the highest share since October 2022. That is a national figure. But it fits what the Real Estate Data Aggregator shows in 77554 and 77550: sellers adjusting.
