More listings came to Friendswood, but homes still moved in 32 days

The Real Estate Data Aggregator shows that 32-day median was 8 days shorter than the same period in 2025. Nationally, Realtor.com reported active listings topped 1.16 million homes, up 5.5% year over year. Friendswood grew faster than that, at 10.3%. More supply, yes. But the pace of sales held.

The median sale price came in at $446,000, down 14.2% from the same period in 2025. Prices softened. That is a plain fact, and it matters if you are setting a number today.
Mortgage rates add to that picture. Freddie Mac put the average 30-year fixed rate at 7.40% as of October 8, 2026. That is real pressure on what buyers can afford. Realtor.com noted rates topped 7% for the first time since January 2025. Buyers are stretching. Pricing a home above what the market will carry is a real risk right now.
How close to list price did homes sell?
The Real Estate Data Aggregator put the average sale-to-list ratio at 98.2% in ZIP 77546, up 0.6 points from a year before. Sellers gave up very little from their asking price. And 15% of homes sold above list, up 4 points from a year ago. Not every home sat. The ones priced well found buyers.
How fast did homes go under contract?
The Real Estate Data Aggregator shows 34.3% of Friendswood homes went under contract within two weeks of listing. That share is up 3 points from a year before. More than 1 in 3 homes found a buyer fast. That is not a slow market for the homes that were ready.
New listings and pending sales
The Real Estate Data Aggregator counted 314 new listings in ZIP 77546 in those three months, up 14.6%. Pending sales came in at 254, up 3.3%. More homes came to market than went under contract. That gap is where the softening in price lives. Sellers who understand that have a path. Sellers who price as if it is 2024 may sit.
Nationally, Realtor.com reported that 20.8% of listings had their price reduced in September, the highest share since October 2022. The Federal Housing Finance Agency put U.S. home prices up 2.6% from July 2025 to July 2026, and up 0.3% from the previous month in July, seasonally adjusted. The national trend is slow, steady growth. Friendswood's price dip is steeper than that, which tells you the local story matters more than the national one.
