More homes hit the market, and many still moved fast
If you have been watching League City, here is the number that changes how you should think about pricing and timing right now. Nearly 35 in 100 homes went under contract within two weeks of listing. That is the three months ending July 31, 2026, and it tells a clear story. Well-priced homes still found buyers quickly, even with rates where they are.
The Real Estate Data Aggregator counted 580 new listings in ZIP 77573 in those three months. That is up 9.4% from the same period a year before. More choice for buyers. More competition for sellers. Both sides needed to know that going in.
The median days on market was 29. That is 12 days shorter than the same period in 2025, according to the Real Estate Data Aggregator. Not every home moved that fast. But the middle of the market did not sit long.
Rates made it harder, and buyers still showed up
Realtor.com reported that mortgage rates topped 7% for the first time since January 2025. CNBC reported the average 30-year fixed rate at 7.30% for conforming loans. Those are real headwinds for buyers doing the math on a monthly payment.
Even so, the Real Estate Data Aggregator counted 443 pending sales in ZIP 77573 in those three months. Demand did not disappear. It adjusted.
What sold, and what it sold for
The Real Estate Data Aggregator put the median sale price in ZIP 77573 at $399,800 for the three months ending July 31, 2026. That is down 5.9% from the same months in 2025. Prices dipped a little. That is worth naming plainly.
The average sale price came in at 97.7% of list price, up 0.3 points from a year before, per the Real Estate Data Aggregator. Sellers gave a little ground on price. Buyers got a small edge. Neither side dominated.
The Real Estate Data Aggregator counted 417 homes sold in ZIP 77573, down 6.9% from the same period a year before. Fewer closings than last year. Still, nearly 35% of listings went under contract in two weeks. The market was selective, not slow.
The national picture, for context
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. That is a national number, not a League City number. It shows the broader direction prices have taken.
League City's median sale price moved the other way over that same stretch, per the Real Estate Data Aggregator. Local and national do not always rhyme.
