More homes are selling in Montgomery, even with rates above 7%
You may have heard that borrowing costs are up. Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That is a real cost. And yet, buyers in Montgomery kept moving.
The Real Estate Data Aggregator counted 736 homes sold across Montgomery in the three months ending August 31, 2026. That is up 24.3% from the same months a year before. Demand held. People made decisions.
The two ZIP codes tell slightly different stories
Montgomery sits in two ZIP codes: 77356 and 77316. Both saw more sales. The numbers are not identical, so it helps to look at each one.
| 77356 | 77316 | |
|---|---|---|
| Homes sold | 270 | 466 |
| Change in homes sold | +10.7% | +33.9% |
| Median sale price | $370,000 | $421,275 |
| Median days on market | 72 days | 89 days |
| Sale price as share of list | 97.2% | 96.8% |
In 77316, the Real Estate Data Aggregator counted 466 homes sold, up 33.9% from a year ago. The median sale price there was $421,275, up 12.3%. That is a meaningful price gain.
In 77356, the Real Estate Data Aggregator counted 270 homes sold, up 10.7%. The median sale price held at $370,000, unchanged from a year before. Prices did not move, but sales did.
Homes are taking a little longer to sell
Not every home sold fast. That is worth saying plainly. The Real Estate Data Aggregator put the median days on market at 72 in 77356, three days longer than a year ago. In 77316 it was 89 days, which is 31 days longer than the same period in 2025. More inventory is part of why.
The Real Estate Data Aggregator counted 1,429 homes for sale across both ZIP codes combined, up 13.1% from a year earlier. More choices for buyers can mean more patience required from sellers.
Some homes are still moving quickly
In 77356, the Real Estate Data Aggregator found that 21.2% of homes went under contract within two weeks of listing. That share is up 7.2 points from a year ago. Priced well, some homes do not wait long.
In 77316, that share was 12.2%, down 5.9 points from a year ago. More inventory there means buyers have more to compare before they commit.
New listings are up, and so are pending sales
The Real Estate Data Aggregator counted 1,077 new listings across Montgomery in those three months, up 18.6%. Pending sales across both ZIP codes reached 747, up 10.2%. More sellers entered. More buyers followed.
What the national picture adds
Nationally, Realtor.com reported that 20.8% of listings saw price cuts in September 2026, the highest share since October 2022. That is the broader backdrop. Montgomery's sales growth ran ahead of that trend.
The Federal Housing Finance Agency reported that U.S. house prices rose 2.4% from August 2025 to August 2026. Montgomery's 77316 outpaced that, with the Real Estate Data Aggregator showing a 12.3% median price gain.
