Montgomery sales rose even as homes took longer to sell
If you are selling in Montgomery right now, buyers are still showing up. The Real Estate Data Aggregator counted 300 homes sold in ZIP 77356 in the three months ending July 31, 2026. That is up 22.4% from the same three months a year before. More homes closed. That is the headline.
But homes are also taking longer. The Real Estate Data Aggregator put the median days on market at 63, which is 6 days longer than a year ago. More sales and slower sales at the same time. Both things are true.
What the price picture looks like
The Real Estate Data Aggregator put the median sale price at $384,500 for the three months ending July 31, 2026. That is up 1.5% from the same period a year before. A small gain. Not a leap, not a drop.
Homes sold for 97.3% of list price on average, according to the Real Estate Data Aggregator. That is up 0.6 points from a year ago. Sellers are still landing close to their asking price.
Nationally, Realtor.com reported that price cuts hit 20.8% of listings in September, the highest share since October 2022. Redfin reported that 17.1% of sellers in Montgomery County, PA cut their price in the four weeks ending September 20. That is a real number worth watching. Pricing carefully from the start matters more than it did a year ago.
Supply dropped, but demand kept pace
The Real Estate Data Aggregator counted 481 homes for sale in ZIP 77356 in the three months ending July 31, 2026. That is down 12.4% from a year before. Fewer choices for buyers.
At the same time, pending sales hit 311, up 12.3% from a year ago, per the Real Estate Data Aggregator. Buyers are still making offers. Supply fell and demand held. That kept the market moving.
Months of supply dropped to 4.9, down 2 full months from a year before, the Real Estate Data Aggregator shows. Less time it would take to sell every home currently listed. That is a meaningful shift.
A note on rates
Realtor.com reported that mortgage rates topped 7% for the first time since January 2025. Redfin's senior economist noted rates sitting above 7%. That is a real cost for buyers. It slows decisions. It is part of why homes are taking longer.
Still, the Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. And the Real Estate Data Aggregator shows Montgomery's median price up 1.5% over the same stretch. The two numbers are close. Montgomery is moving with the broader trend.
How quickly homes are moving
Nearly 1 in 5 homes, 19.9%, went under contract within two weeks of listing, per the Real Estate Data Aggregator. That is up 1.1 points from a year ago. Priced right, some homes still move fast.
Only 7.3% of homes sold above list price, the Real Estate Data Aggregator shows. Up 1.2 points from a year before, but still a small share. Bidding wars are not the norm here.
