Montgomery prices held steady while sales picked up
You may have heard that rates are high and buyers have pulled back. In Montgomery, the numbers tell a different story. The Real Estate Data Aggregator counted 270 homes sold in ZIP 77356 in the three months ending August 31, 2026. That is up 10.7% from the same months in 2025. Prices held at $370,000. Not up. Not down. Steady.
Freddie Mac put the average 30-year fixed rate at 7.40% as of October 8, 2026. Realtor.com noted that rates climbed above 7% for the first time since January 2025. That is real pressure on buyers. Yet Montgomery buyers kept showing up.

What this means, plainly
- Sellers: buyers are still active. 270 closed sales in three months says that.
- Sellers: price it close to market. The 97.2% sale-to-list ratio leaves little room for wishful pricing.
- Buyers: the median price held at $370,000. It did not run away from you.
- Buyers: 6.2 months of supply gives you choices. That is down 0.5 months, so supply is tightening a little.
- Everyone: 72 days is the median. Some homes moved faster. Some took longer.
The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Montgomery's median held flat over the same stretch. That is not a warning. It is a fact worth knowing.
- In the three months ending August 31, 2026, Montgomery's median sale price held at $370,000. Sales rose 10.7%.
- Rates are at 7.40%.
- Buyers are still closing deals.
- The market is not frozen and prices did not spike.
One street can read very differently from the whole ZIP code. A home on one block may sit at 72 days. One two blocks over may go in two weeks. The numbers above are the ZIP. Your home is one address.
