Luxury has more new listings, but the market is still moving

You may be watching the market, wondering whether now is the right moment to list or to buy. Here is what the numbers from the three months ending August 31, 2026 actually show.

More listings. Thinner inventory. Sales still closing.

The Real Estate Data Aggregator counted 1,735 new listings across Luxury in the three months ending August 31, 2026. That is up 4.8% from the same period in 2025. Sellers are coming to market.

But here is the part that matters most. Even with more new listings, the Real Estate Data Aggregator shows homes for sale in Luxury fell 4% year over year, to 1,505. More came on, and the market absorbed them.

The Real Estate Data Aggregator counted 1,345 homes sold across Luxury, up 2.1% from a year ago. Pending sales stood at 1,406, nearly unchanged. Buyers are still writing contracts.

Rates are a real headwind

CNBC reported the average 30-year fixed rate reached 7.49% the week of October 7, 2026. That is the highest in three years, CNBC noted on October 3. It slows some buyers. Not all.

Realtor.com reported active listings topped 1.16 million nationally in September 2026. Locally, inventory is moving in the opposite direction. Luxury has fewer homes sitting, not more.

How each ZIP code read

The ZIP codes inside Luxury tell different stories. Some moved fast. Some took patience.

In ZIP 77059, the Real Estate Data Aggregator found 45.6% of homes went under contract within two weeks of listing. That is up 21.5 points from a year ago. The median price there rose 6.5% to $436,750.

ZIP 77062 moved nearly as fast. Median days on market: 22. The Real Estate Data Aggregator put the median sale price at $325,000, up 8.3% year over year.

ZIP 77546 saw the most new listings of any single ZIP, 314, up 14.6%. Sales rose 17.6%. The median price dipped 14.2% to $446,000, which tells you buyers had more to choose from and priced accordingly.

ZIP 77565 took the longest at 91 days, but that is 29 days shorter than a year ago. Progress. ZIP 77518 went the other direction: 63 days on market, up 31 days from last year.

What sellers got at closing

Across most ZIPs, sellers closed near their asking price. The Real Estate Data Aggregator shows sale-to-list ratios between 95.5% and 98.4%. Not every home sold above list. In 77059, 18% did. In 77518, 20% did. In 77586, only 3.9% did.

The national picture adds context

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Month over month, prices rose 0.3% in July, seasonally adjusted. Prices are still moving up nationally, slowly.

Realtor.com reported 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. That is a national figure. Your ZIP code may read differently.

  3. Pricing and preparation still decide how fast a home moves and what it closes for.
