Luxury has more choice, but contracts are still holding

You are watching rates and wondering if buyers have pulled back. Here is what the numbers actually say for the three months ending August 31, 2026.

New listings. More of them. Steady demand. That is the short version.

More homes came to market, and buyers kept showing up

The Real Estate Data Aggregator counted 1,735 new listings across Luxury in the three months ending August 31, 2026. That is up 4.8% from the same period a year ago. More sellers stepped in. That matters if you are buying: real choice is back.

Pending sales held at 1,406, down just 0.1% from a year before, according to the Real Estate Data Aggregator. Nearly flat. Demand did not disappear when supply grew.

The Real Estate Data Aggregator also showed homes for sale fell 4% to 1,505. More new listings came in, but overall inventory still tightened. That tells you homes are moving, not sitting.

Rates are real, and so is the pressure on pricing

Nationally, Realtor.com reported active listings topped 1.16 million homes in September. More choice everywhere, not just here.

Realtor.com also reported that 20.8% of listings nationally took a price cut in September, the highest share since October 2022. Not every home sold fast, and not every price held.

Rates are part of the story. The weekly average mortgage rate hit 7.4% on October 8, according to data reported by Redfin. CNBC reported Fannie Mae forecast the same 7.4% average for the fourth quarter of 2026. Buyers are feeling that. Pricing and prep still matter.

How each ZIP code read in the same period

The story is not the same in every corner of Luxury. The Real Estate Data Aggregator numbers show real differences.

What this means if you are buying or selling

  • More new listings means real options for buyers.
  • Pending sales nearly flat means demand held.
  • Overall inventory fell, so well-priced homes still move.
  • Rates at 7.4% mean buyers are doing the math carefully.
  • Price cuts nationally at 20.8% say overpriced homes are paying for it.
In short
  1. The three months ending August 31, 2026 showed Luxury with more fresh listings, nearly flat pending sales, and tighter overall inventory.
  2. Buyers have more to look at.
  3. Sellers who price and prepare well are still closing.
  4. One street can read very differently from the whole ZIP code.
