League City prices dipped even as homes moved faster
You own a home in League City. You watched the market move. You expected prices and speed to point the same direction. They did not. The Real Estate Data Aggregator counted 417 homes sold in ZIP 77573 in the three months ending July 31, 2026. The median sale price was $399,800, down 5.9% from the same months in 2025. At the same time, the median days on market fell to 29, which was 12 days shorter than a year before. Price down. Speed up. That is the story here.
Nationally, the Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. League City moved the other way. A 5.9% dip is not a collapse. It is a reminder that local markets write their own numbers.
Homes moved faster, not slower
The Real Estate Data Aggregator put the median days on market at 29 for ZIP 77573 in the three months ending July 31, 2026. That is 12 days shorter than the year before. Not every home moved fast. But the middle of the market did.
Nearly 1 in 3 homes went under contract within two weeks
The Real Estate Data Aggregator found that 34.8% of homes in ZIP 77573 went under contract within two weeks of listing in the three months ending July 31, 2026. That share was up 8 points from the same period a year before. Some homes still moved very fast, even with prices a little lower.
Sellers got close to their asking price
The average sale price as a share of list price was 97.7% in ZIP 77573, according to the Real Estate Data Aggregator. That was up 0.3 points from a year before. Prices dipped, but sellers did not have to give away much more at the table. About 12.7% of homes sold above list price, up 0.2 points from the year before.
More new listings, fewer homes sitting on the market
The Real Estate Data Aggregator counted 580 new listings in ZIP 77573 in the three months ending July 31, 2026. That was up 9.4% from a year before. At the same time, homes for sale fell to 407, down 12.8%. More sellers entered. Fewer homes piled up. Months of supply held at 3, down 0.2 months from the year before.
The national picture looked different
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Realtor.com reported that national median list prices fell 1.3% year over year in August 2026. League City's 5.9% price dip was steeper than either of those national figures. CNBC reported the average 30-year fixed mortgage rate at 7.45% on September 24, 2026. That rate shapes what buyers can afford, and it is part of why some sellers adjusted their prices.

- Speed and price did not move together.
- That is the honest read of this market right now.
