League City Market homes are moving faster, even with rates above 7%

Prices dipped, but sellers are still close to their number
The Real Estate Data Aggregator put the median sale price at $399,995, down 4.8% from a year before. That is a real dip. Even so, the average home sold at 97.8% of its list price, up 0.6 points from a year ago. Sellers are not giving up much ground.
More listings came to market
The Real Estate Data Aggregator counted 544 new listings in ZIP 77573 for the three months ending August 31, 2026. That is up 13.1% from a year before. More choices for buyers. More competition for sellers. Realtor.com reported active listings nationally were up 6.7% from a year ago as of October 8, 2026, the fastest pace since February. League City Market outpaced that national climb.
The rate picture, in plain terms
Freddie Mac averaged the 30-year fixed rate at 7.40% on October 8, 2026. The 15-year fixed averaged 6.73% that same day. CNBC reported on October 6, 2026 that it takes about 28% of median income to own a home nationally, compared with 26% to rent. The gap is narrow. That matters to buyers weighing their options.
