League City homes are selling faster than the national pace
You are watching rates and wondering if buyers are still out there. They are. Freddie Mac put the average 30-year fixed rate at 7.32% on October 22, 2026. That is real money added to every payment. And yet, in the three months ending August 31, 2026, the Real Estate Data Aggregator counted League City homes selling in a median of 36 days. Realtor.com put the national median at 62 days for the same period. That is a 26-day gap.
Speed alone does not tell the whole story. Here is what else the Real Estate Data Aggregator counted for the three months ending August 31, 2026.
Nearly a third went under contract in two weeks
The Real Estate Data Aggregator found that 31.6% of League City homes went under contract within two weeks of listing. That share is up 6.5 points from the same three months in 2025. Not every home sold fast. But the ones priced right did not sit long.
Prices dipped a little, and more homes came to market
The median sale price in ZIP 77573 came in at $399,995, down 4.8% from a year before, according to the Real Estate Data Aggregator. That is a real dip, not a rounding error. At the same time, new listings rose 13.1% year over year, with 544 new listings counted in those three months. More choices for buyers. A little more pressure on sellers to price carefully.
The national picture adds context
The National Association of Realtors counted 3.99 million existing-home sales nationally in September 2026. Nationally, existing-home prices were up 1.3% year over year, the National Association of Realtors reported. League City's 4.8% price dip runs against that national grain. Realtor.com also noted that September pending home sales were down 11.3% year over year nationally. League City's pending sales were up 0.7% in that same window, per the Real Estate Data Aggregator. That difference is worth noting.
| League City | National | |
|---|---|---|
| Median days on market | 36 days | 62 days |
| Pending sales change (year over year) | +0.7% | -11.3% |
| Price change (year over year) | -4.8% | +1.3% |
Rates are the weight everyone is carrying
Freddie Mac averaged the 30-year fixed rate at 7.32% on October 22, 2026. Realtor.com put its market average at 7.40% the same day. These are the same rates buyers in League City are working with. Higher payments slow some buyers. They do not stop all of them, as the 36-day median shows.
- League City homes sold in 36 days, against a 62-day national median.
- Nearly a third went under contract in two weeks.
- Prices did ease 4.8%.
- New listings are up.
- Supply held steady at 3.2 months.
- Rates are high, and buyers are still moving on the right homes.
