Kemah inventory stayed tight even as new listings rose
If you own a home in Kemah, here is the one number that changes what you should do. The Real Estate Data Aggregator counted 48 pending sales in ZIP 77565 for the three months ending July 31, 2026. That is up 20% from the same months a year before. More buyers went under contract, even as more homes arrived. Supply grew, and demand grew faster.
Nationally, Realtor.com reported active listings grew 5.5% year over year, topping 1.16 million homes for sale. Kemah moved in the same direction. The Real Estate Data Aggregator counted 64 new listings in ZIP 77565, up 6.7% from a year before. Sellers had more company on the market. Buyers had more to look at.
Five point seven months of supply sounds like a lot. It is worth knowing that homes for sale actually fell 6.4% from a year before, according to the Real Estate Data Aggregator. More listings came in, but fewer sat waiting. That is the tightness the headline names.
Prices and pace
The Real Estate Data Aggregator put the median sale price in ZIP 77565 at $333,977 for the three months ending July 31, 2026. That is up 3.9% from the same period a year before. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Kemah outpaced the national number.
Homes sold faster, too. The Real Estate Data Aggregator measured a median of 82 days on market. That is 31 days shorter than the same months a year before. Not every home sold fast, but the middle of the market moved quicker.
Sellers got 97.9% of their list price on average, the same as a year before. That steadiness matters. It means pricing discipline held even as the number of closings fell 18.8%. Fewer sales, but not softer prices.
One thing to watch
Nationally, rates climbed. CNBC reported the average contract rate on a 30-year fixed mortgage reached 7.30%. Realtor.com noted rates topped 7% for the first time since January 2025. Higher borrowing costs slow some buyers. That is part of why fewer homes closed in Kemah even as more went pending.
Realtor.com also reported that 20.8% of listings nationally took a price cut in September, the highest share since October 2022. In Kemah, the Real Estate Data Aggregator showed only 2.6% of homes sold above list price, down 5.7 points from a year before. The market here still favors a realistic price, not an optimistic one.
