Kemah has fewer homes for sale, but more deals are getting done
You may have heard that listings are piling up across the country. Nationally, Realtor.com counted 1.16 million active listings in September 2026. Kemah is telling a different story. The Real Estate Data Aggregator counted only 66 homes for sale here in the three months ending August 31, 2026. That is down 27.5% from the same months a year before. Fewer choices. But more buyers are still saying yes.
Deals are up, even with less to pick from
The Real Estate Data Aggregator counted 44 closed sales in ZIP 77565 in the three months ending August 31, 2026. That is up 18.9% from a year before. Pending sales rose even faster, up 55.9%, to 53 contracts. Demand did not disappear when inventory shrank. It held.
Homes are taking longer, but sellers are getting close to asking
The Real Estate Data Aggregator put the median days on market at 91 days for the three months ending August 31, 2026. That sounds long. But it is 29 days shorter than the same period a year before. Progress, even if it is not fast. Sellers are also holding their ground on price. The average sale came in at 98.2% of list price, up 0.6 points from a year ago, according to the Real Estate Data Aggregator. Most homes sold within a few dollars of what the seller asked.
Prices edged up, even as rates stayed high
The Real Estate Data Aggregator put the median sale price in ZIP 77565 at $346,335 for the three months ending August 31, 2026. That is up 3.8% from the same months a year before. The Federal Housing Finance Agency reported that U.S. house prices rose 2.4% from August 2025 to August 2026. Kemah outpaced that national figure. Rates are not helping buyers. Realtor.com noted that mortgage rates topped 7% for the first time since January 2025. That is real pressure on monthly payments.
Nationally, Realtor.com reported that 20.8% of listings took a price cut in September 2026, the highest share since October 2022. In Kemah, the Real Estate Data Aggregator showed only 6.8% of homes sold above list price, down 1.3 points from a year before. Not every home sold fast. Not every seller got their number. Small, honest admissions. But the median price still moved up.
What this means if you own here
Supply is down. Demand is up. Prices rose 3.8%. Those three things together point to real buyer interest in Kemah right now. The Real Estate Data Aggregator counted 54 new listings in the three months ending August 31, 2026, down 16.9% from a year before. Fewer sellers came to market. The ones who did found buyers.
What this means if you want to buy
The Real Estate Data Aggregator shows 4.6 months of supply in Kemah for the three months ending August 31, 2026. That is down 2.9 months from a year before.
