Kemah has fewer homes for sale, but more buyers are moving
If you own a home in Kemah, here is the one number that matters most right now. The Real Estate Data Aggregator counted 53 pending sales in ZIP 77565 in the three months ending August 31, 2026. That is up 55.9% from the same months in 2025. Buyers are still showing up, even with rates above 7%.
Realtor.com reported that mortgage rates topped 7% for the first time since January 2025. That would normally slow things down. In Kemah, it has not stopped buyers from going under contract.
Fewer homes, more competition
The Real Estate Data Aggregator counted 66 homes for sale in ZIP 77565 during the same period. That is down 27.5% from a year before. New listings also fell, down 16.9% to 54, according to the Real Estate Data Aggregator. Supply is tighter. Buyers have fewer choices.
Months of supply fell to 4.6, down 2.9 months from a year ago, per the Real Estate Data Aggregator. That shift tells you the market is absorbing what is listed.
Homes are selling faster and closer to asking price
The Real Estate Data Aggregator put the median days on market at 91 in ZIP 77565. That sounds long, but it is 29 days shorter than the same period last year. Not every home sold fast. But the ones that were priced right moved quicker.
Sellers got 98.2% of their list price on average, up 0.6 points from a year before, according to the Real Estate Data Aggregator. That is a small gain, but it says sellers are not giving much away.
About 6.8% of homes sold above list price, down 1.3 points from last year. Most homes are not sparking bidding wars. But priced-right homes are not sitting either.
Prices are up, in line with the national picture
The Real Estate Data Aggregator put the median sale price in ZIP 77565 at $346,335 for the three months ending August 31, 2026. That is up 3.8% from the same period in 2025. The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Kemah is keeping pace with the country.
The Real Estate Data Aggregator counted 44 homes sold in ZIP 77565 during the period. That is up 18.9% from a year before. More sales, higher prices, fewer listings. That is a consistent picture.
What this means if you are buying
Rates above 7% are real. CNBC reported that a monthly payment on a median-priced home took up roughly 33% of a median family's income in 2025, up from 26% in 2022. That is a bigger bite. But in Kemah, 53 pending sales says buyers are still finding a way.
Only 11.3% of homes went under contract within two weeks of listing, per the Real Estate Data Aggregator. That is down 15.2 points from a year before. Most homes are not flying off the shelf. You have time to be careful. But the homes priced right are not waiting.
