Homes moved faster in League City Market even with rates above 7%

Days on market fell, even as rates climbed
The Real Estate Data Aggregator put the median days on market at 36 for the three months ending August 31, 2026. That is 9 days shorter than the same months of 2025. Homes sold for 97.8% of list price on average, up 0.6 points year over year. Prices dipped a little: the median sale price was $399,995, down 4.8% from a year before. Not every number points the same direction.
More listings came to market
The Real Estate Data Aggregator counted 544 new listings in ZIP 77573 for the three months ending August 31, 2026. That is up 13.1% from the same period in 2025. More sellers came to market. Homes sold came in at 399, down 5.2% from a year before. Supply held steady: months of supply stayed at 3.2, unchanged from 2025, according to the Real Estate Data Aggregator.
The national picture adds context
Nationally, the National Association of Realtors reported existing-home sales reached 3.98 million in August 2026, down 2.0% month over month. The national months of supply reached 4.9 months, the highest level in over ten years, the National Association of Realtors said. League City Market's 3.2 months of supply sits below that national figure.
Realtor.com reported active listings nationally were up 6.7% from a year ago as of October 8, 2026, the fastest pace since February. League City Market saw new listings rise 13.1%, so local sellers added to that trend. Realtor.com also noted homes nationally were spending 1 fewer day on the market than a year ago. In League City Market, that drop was 9 days, according to the Real Estate Data Aggregator.
