High rates did not stop a third of League City homes from moving fast

You may have heard that rates are high. CNBC reported the average 30-year fixed mortgage rate hit 7.22%. Nationally, mortgage demand from homebuyers dropped 19% from a year ago, also per CNBC. Those are real headwinds. But in League City, something else was also true.

The Real Estate Data Aggregator counted that share for ZIP 77573 in the three months ending July 31, 2026. That is up 8 points from the same months a year before. A higher payment did not erase demand for well-priced homes. Some listings still moved fast. No co-signer or down payment assistance.

The Real Estate Data Aggregator shows the median sale price in ZIP 77573 came in at $399,800. That is down 5.9% from a year before. Prices dipped a little. That is honest. But homes that were priced well did not sit. The median days on market fell to 29 days, 12 days shorter than the same period last year.

Sellers got back 97.7 cents on every listed dollar, per the Real Estate Data Aggregator. That is up 0.3 points from a year before. Not every home sold above asking. The Real Estate Data Aggregator put that share at 12.7% in ZIP 77573. But the overall ratio held steady. Price it right, and buyers showed up.

Supply is tighter than it looks

The Real Estate Data Aggregator counted 580 new listings coming in and only 407 homes sitting available. New listings rose 9.4% from a year before, but available inventory fell 12.8%.

More sellers listed. The Real Estate Data Aggregator counted 580 new listings in ZIP 77573, up 9.4% from a year before. Yet homes for sale fell to 407, down 12.8%. Homes were selling faster than they were piling up. That kept supply at 3 months, down 0.2 months from a year earlier.

The wider picture

Nationally, the Federal Housing Finance Agency reported U.S. house prices rose 2.1% year over year between the second quarter of 2025 and the second quarter of 2026. Quarter over quarter, they rose 0.3%. Realtor.com reported that national median list prices fell 1.3% year over year in August 2026, and that 20.4% of listings saw a price cut. League City's 5.9% price dip fits that broader softening. It is not unique to this market.
