Galveston Luxury is moving against the national slowdown
You may have heard that the national market is cooling. Realtor.com reported pending sales down 0.2% year over year in August 2026. Here in Galveston Luxury, the Real Estate Data Aggregator counted something different.
That is 408 pending sales across ZIP codes 77550, 77551 and 77554, up 18.3% from the same three months in 2025, according to the Real Estate Data Aggregator. Nationally, that number went the other way. That gap is worth knowing before you set a price or make an offer.
Sales closed, too, not just went pending
Pending sales tell you where demand is heading. Closed sales tell you where it landed. The Real Estate Data Aggregator counted 364 homes sold across Galveston Luxury in the three months ending July 31, 2026. That is up 13.4% from a year before.
More buyers closing means more real transactions. That shapes how much room either side has in a price conversation.

ZIP 77551 led on sales growth, up 30% from a year before, per the Real Estate Data Aggregator. ZIP 77554 carried the highest median sale price at $555,000. ZIP 77550 saw pending sales jump 25.2%.
Supply fell while demand rose
The Real Estate Data Aggregator counted 1,140 homes for sale across Galveston Luxury in the three months ending July 31, 2026. That is down 12.5% from a year before. More buyers. Fewer homes. That combination matters when you are deciding what to list at, or what to offer.
New listings rose 4.7%, per the Real Estate Data Aggregator. More sellers came to market. But buyers absorbed it. Months of supply fell in every ZIP code.
The national headwind is real, just not as strong here
CNBC reported the average 30-year fixed mortgage rate at 7.22% as of September 16, 2026. That rate slows buyers everywhere. CNBC also reported mortgage demand from homebuyers dropped 19% from a year ago. Galveston Luxury still posted sales growth in that environment.
For context on how other markets are faring, Redfin reported the typical Las Vegas home sales price at $447,000 as of September 24, 2026. Galveston Luxury's median in ZIP 77554 was $555,000 for the three months ending July 31, 2026, per the Real Estate Data Aggregator. Different markets, different stories.
Realtor.com reported median list prices fell 1.3% year over year nationally in August 2026. It also reported 20.4% of listings saw a price cut that month. In ZIP 77554, the Real Estate Data Aggregator shows the median sale price down 14.5% from a year before. In ZIP 77550, it was down 1.8%. ZIP 77551 moved the other way, up 12.3%. Not every ZIP reads the same.
Price direction and sales volume can move apart. More homes sold here even as prices shifted. That is the honest read.
How fast are homes going under contract?
The Real Estate Data Aggregator tracks the share of homes that went under contract within two weeks of listing. In ZIP 77554, that share rose 7.7 points to 11.9%. In ZIP 77550, it rose 2.9 points to 15.5%. ZIP 77551 saw it fall 7.2 points to 11.7%. Speed varies by street.
What sellers are getting at the closing table
The Real Estate Data Aggregator puts the average sale-to-list ratio at 94.8% in ZIP 77554, 94.6% in ZIP 77551 and 93.4% in ZIP 77550, for the three months ending July 31, 2026. Sellers are not getting full list price on average. That is the honest read. But the gap is not wide, and it narrowed in two of the three ZIPs from a year before.
