Galveston Luxury has more deals moving even with fewer homes for sale

You may be watching the market and wondering if buyers are still out there. Here is what the numbers say. Demand is showing up. More homes are going under contract even with fewer choices on the shelf. That is the story in Galveston Luxury right now, and it is worth understanding before you make any move.

The headline: more contracts, less inventory

The Real Estate Data Aggregator counted 408 pending sales across ZIP codes 77550, 77551 and 77554 in the three months ending July 31, 2026. That is up 18.3% from the same three months of 2025. At the same time, homes for sale fell to 1,140, down 12.5% from a year before. Fewer homes. More contracts. That is a shift worth noting.

Nationally, Realtor.com counted 1.16 million active listings in September 2026. Galveston Luxury moved the other way. Supply tightened here while deals picked up.

Rates are a real factor

Mortgage rates climbed above 7% for the first time since January 2025, according to Realtor.com. CNBC reported the average contract rate on a 30-year fixed loan hit 7.30% as of September 30, 2026. Mortgage News Daily put it even higher, at 7.58% that same day. That matters for buyers financing a purchase. It matters for sellers pricing to attract them.

Nationally, Realtor.com also reported that 20.8% of listings took a price cut in September 2026, the highest share since October 2022. That is nearly 1 in 5 homes nationwide. Galveston Luxury sellers should know that context when they pick a number.

How each ZIP code read in the three months ending July 31, 2026

The three ZIP codes that make up Galveston Luxury each told a slightly different story. Here is what the Real Estate Data Aggregator counted.

ZIP 77554 had the highest median sale price at $555,000, but that was down 14.5% from a year ago. It also had the most homes sold, 159, and the most pending sales, 185. Days on market there fell 12 days shorter than the year before. So more buyers moved, even as prices adjusted.

ZIP 77551 was the bright spot on price. The Real Estate Data Aggregator put the median sale price at $294,800, up 12.3% from 2025. Homes sold jumped 30% year over year, to 91. Pending sales rose 27%. Days on market came in at 76, four days shorter than a year ago.

ZIP 77550 sat in the middle. Median sale price was $333,750, down a small 1.8%. Homes sold rose 5.6% to 114. Pending sales were up a strong 25.2%, to 129. Days on market stretched to 83, which is 17 days longer than a year ago. Not every home sold fast here.

New listings and supply

New listings across Galveston Luxury rose 4.7% to 618 in the three months ending July 31, 2026, according to the Real Estate Data Aggregator. Fresh supply is coming in. But months of supply is still running high in all three ZIP codes.

All three are falling, and that is the honest good news. Supply is still elevated, but the trend is moving in the right direction.

Quick-contract rate: who moved fast

The Real Estate Data Aggregator also tracked how many homes went under contract within two weeks of listing. In 77554, that share jumped 7.7 points to 11.9%. In 77550, it rose 2.9 points to 15.5%. In 77551, it fell 7.2 points to 11.7%. Price and presentation still drive speed.

What this adds up to
