Friendswood prices fell while sales picked up

At the same time, the median sale price fell to $435,790, down 16.9% from a year before. More sales. Lower prices. That combination tells you something real about where this market stands.
Nationally, the Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Friendswood went the other direction, down 16.9%. That gap is worth sitting with. It does not mean the market here is broken. It means price expectations shifted.
Homes are selling, and selling faster
The Real Estate Data Aggregator put median days on market at 29 days in ZIP 77546. That is 6 days shorter than the same period in 2025. Pending sales reached 279, up 13.4% from a year before. Buyers are moving. Not every home sold fast, but the pace picked up across the board.
The Real Estate Data Aggregator found that 35.1% of Friendswood homes in ZIP 77546 went under contract within two weeks of listing. That share was down just 0.3 points from a year before. So roughly 1 in 3 homes found a buyer quickly. Not every home, but a meaningful share.
Sellers are still getting close to their asking price
The average sale price came in at 98% of list price, according to the Real Estate Data Aggregator. That figure was up 0.1 points from a year before. Prices fell, but sellers who priced right were not giving homes away. The Real Estate Data Aggregator also counted 16.6% of homes selling above list price. That share rose 4.3 points from a year before.
More homes came to market
The Real Estate Data Aggregator counted 337 new listings in ZIP 77546 during the three months ending July 31, 2026. That is up 5% from a year before. Homes for sale totaled 244, up 1.7%. Supply held at 3 months, down 0.6 months from a year before. More choice for buyers, but not a flood.
Nationally, Realtor.com reported active listings grew 5.5% year over year, topping 1.16 million homes for sale. Friendswood's inventory growth was smaller, at 1.7%. And Realtor.com noted that 20.8% of listings had a price reduction in September, the highest share since October 2022. That national pattern fits what the Real Estate Data Aggregator shows here: sellers adjusting to where buyers actually are.
Mortgage rates add pressure on both sides. Realtor.com reported rates topped 7% for the first time since January 2025. That shapes what buyers can afford, and it shapes what sellers can ask.
