Friendswood inventory barely grew, but competition is still there

What sold, and how fast
The Real Estate Data Aggregator counted 253 homes sold in ZIP 77546 during the three months ending July 31, 2026. That is up 24% from the same months of 2025. Pending sales came in at 279, up 13.4%. Buyers are committing. The median days on market was 29 days, six days shorter than a year before.
Price: more homes sold, but the median came down
The Real Estate Data Aggregator put the median sale price in ZIP 77546 at $435,790 for the three months ending July 31, 2026. That is down 16.9% from the same months of 2025. More homes sold, and they sold faster, but at lower prices. Sellers who priced carefully still did well: homes averaged 98% of list price, and 16.6% sold above asking, up 4.3 points from a year before.
That national number matters for context. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Friendswood moved the other way.
